Highlight Feature

- We have implemented a new policy within CRM to mandate Proof of Insurance or the purchase of insurance for tenants accessing the tenant portal for the first time. This policy, found in Administration > Policies > Renters Insurance, introduces the option "Require Renters Insurance". By default, this option is disabled to maintain current behavior. However, when enabled, tenants will be unable to bypass the insurance prompt in the portal. This enhancement ensures compliance with insurance requirements while providing PMCs with the flexibility to manage tenant insurances effectively.

 

New Features

- In the legacy portal UI, we've updated the insurance options to accommodate the mandate for providing proof of insurance. Previously, only the "Buy Insurance/Get a Quote" option was available in the legacy portal. Now, both options, "Buy Insurance/Get a Quote" and "Upload Proof of Insurance," are provided. This ensures compliance with the insurance mandate and gives users the necessary functionality in both new portal and legacy portal.

- We've improved warning messages for creating increases and offers past legal dates based on Increase policy. If the legal date falls short between the Lease to date and the required Increase Notice Generation Time and Delivery Period (days), users will be prompted with a clear message: "You don't have enough lead time to create an increase term after <legal date>. Do you still want to continue?" This applies to both creating increases and publishing offers, ensuring compliance and user clarity.

- Currently, the media source selected in Lead Managing does not reflect in the PV CRM Reference Source field (Marketing & Rentals → Leads → Leads). In this release, we've enhanced the integration between Lead Managing (LM) and Property Vista (PV) to improve reference source matching:

  • The system will now map the LM Media Source to identify the nearest match from PV CRM Reference Sources and Marketing channels.
    • If no matches are found, the system will now create new Reference Source Names with "LeadManaging" as the Marketing Channel.
  • Users in PV CRM would still have the ability to select and save different Media Sources from the Reference Source dropdown in CRM. However, PV CRM users would be restricted from editing Reference Source Names and Marketing Channels received from LM in Administration → Policies → Marketing → Reference Sources to prevent mismatches.

This integration ensures alignment and consistency between LM and PV.

Note: The Reference Sources from PV will not be sent to LM as of this time. Additionally, leads pushed from LM to PV CRM prior to this release will not automatically have an updated Reference Source in PV CRM. This change applies to newly-synched leads.

Improvements

- To address slow loading times in the Message Center due to data volume, we've implemented default filtering by last update date (for the last 3 months) for faster loading.

- We've refined the response time calculation to exclude Maintenance Requests without communication tickets. Previously, including these MRs could skew the average response time, leading to inaccuracies.

This adjustment ensures that only MRs with communication tickets contribute to the response time calculation, providing a more accurate representation of addressed MRs' response time.

- When a lead is converted to a lease application, navigating to Actions > Lease/Application will now correctly redirect users to the Lease Applications page instead of the Leases page. 



PV Accounting

 

Highlight Feature

- In this release, we've improved the flexibility of vendor credit allocation to meet user needs more effectively.

  1. The Building field on the Vendor Credit page is now optional, allowing users to record a credit without needing to select a building.
  2. Allocation of credits is now more flexible: 
    1. If a GL Account is selected without a building, the credit can be allocated to any building specified on the expense for that vendor.

These enhancements optimize vendor credit management, providing users with more control and accuracy in allocating credits to expenses.

 

New Features

- We’ve introduced significant improvements to the Cheque stub, providing users with a more comprehensive and detailed overview of transactions.

Previously, the system only displayed expenses fully covered by credits and deducted the remaining amount after applying credits. Now, all expenses included in the payment will be shown, regardless of whether they were fully covered by credits. Additionally, the full amount of expenses partially covered by credits will be displayed.

The system now displays the following information on the Cheque stub:

  • Full amount of all expenses which make up a payment in the line item details
  • Credits used in the payment listed below all expenses
  • Total Invoices - total amount of all invoices on the stub
  • Total Credits - total amount of credits used in the payment
  • Total Payment - total invoices less total credits

These enhancements provide users with enhanced transparency and clarity in cheque transactions, improving overall financial management efficiency.

- We've implemented a crucial improvement to the billing adjustment process. Previously, when creating an increase term, all previous adjustments (excluding open-ended ones) were discarded and replaced with new adjustments reflecting the increase.

Now, the billing system will intelligently look into previous versions of Lease Terms when recalculating adjustments. This means that adjustments from previous Lease Term versions will be considered in the recalculation process, ensuring accuracy and completeness in billing adjustments.

This enhancement streamlines the billing process and ensures that all relevant adjustments are taken into account, providing users with more accurate financial data.

- Previously, we understand that some residents encountered payment rejections (error code: C009) when attempting to use their business credit cards, particularly when a convenience fee was involved. We recognize that this resulted in inconvenience and frustration for them, and you, and for that, we sincerely apologize.

However, we are thrilled to announce that we have addressed this issue comprehensively. Effective immediately following our March release (scheduled for the week of March 18th, 2024), our system will seamlessly accept payments made with both consumer and business credit cards, regardless of whether a convenience fee is applied.

We want to ensure complete transparency, so please note the following:

There will be no changes to the fees associated with business credit card payments compared to consumer credit cards. This applies universally to both existing and new merchant accounts, with exceedingly rare exceptions. Rest assured, you will receive direct notification should any fee variations apply to your specific account.

No action is required on your part. This update serves solely as an informative notification.

Improvements

- We've addressed an issue where immediate late fees generated by the batch process were not being included in subsequent bills, resulting in discrepancies between the Tenant Portal and CRM billing displays.

Upon investigation, it was discovered that these late fees were not being picked up by upcoming bills and included in the due balance as expected.

To resolve this issue, we've implemented a fix to ensure that immediate late fees are properly included in subsequent bills and reflected accurately in both the Tenant Portal and CRM billing displays.

This enhancement ensures consistency and accuracy in billing information across both platforms, providing users with a more reliable and transparent billing experience.

- We have fixed an issue where the Vendor filter is duplicated in the Purchase Requisitions and Purchase Orders lister. 

- We’ve fixed an issue in the Money In Batch functionality. Previously, selecting "Paid for Lease" resulted in inconsistent behavior, with the Target code sometimes duplicating values and unexpected errors. Now, users can create money in batches without any issues.

- We have addressed an issue where the system failed to display the Cheque PDF download pop-up from the Expense Payments lister. Now, when users select more than one expense, the system will correctly show a pop-up with a PDF download link to print multiple cheques.  

 

PV Web Experiences

 

Highlight Feature

- In this release, we have introduced “Snow Log Inspection” as a default ‘Building-level’ inspection-type within the Inspector App that is available for all PMCs to use and configure as needed during periods of inclement weather throughout the year.

 

New Features

 

- Tenant Portal - UX update to Insurance Details Summary page when multiple insurance items are populated

 

- Vista Websites - Update to Floor Plan widget to display “Studio” instead of “Bachelor” when 0 bedrooms are configured

 

- Inspector App - Enhancement to enable “Snow Log Inspection” as a default ‘Building-level’ inspection
