This policy allows you to set various restrictions as they apply to your Lease Application and Leasing rules. This Policy has 5 tabs that form this policy (Occupation, Age Of Majority, Financial, Miscellaneous, Pets).
Step 1: Navigate to: Administration→ Policies → Application Leasing→ Restrictions, select the required policy or select +New Restrictions Policy.
Step 2: Complete Occupation Tab

Occupation Tab This tab has the following settings to set occupants and restrictions on occupants of a tenancy. |
Occupants per Bedroom | This sets a restrictions of how many people can apply to live in a unit. For example: If the setting is set to 2. The two people can apply to a 1 bedroom, 4 people can apply to a 2 bedroom |
| Max Parking Spots | This limits how many parking spots an applicant can apply for. This prohibits someone from renting 10 parking spots in a building with limited parking spots. | |
| Max Lockers | This limit how many lockers an applicant can apply for. This prohibits someone from renting 10 lockers in a building with limited lockers. |
Step 3: Complete the Age of Majority tab

Age of Majority Tab This tab sets the rules around age of majority and determines if the age of majority is enforced. |
Age of Majority | Here you can set the legal age of majority (ie. 18) |

| Matured Occupants are Applicants |
If you require your Occupants to be a lease holder if they are age of majority you can set this with this policy |

| Gender is Mandatory | This will force whether they have to tell you their gender (generally used for student housing buildings) |
Step 4: Complete the Financial tab

Financial Tab This tab breaks down what information is required as it relates to financial responsibility |
Guarantors are disabled | This section can ensure that guarantors are disabled in the application process |
| Guarantors are optional | This section can make Guarantors mandatory (often seen in Student Housing Buildings). Otherwise, Guarantors will remain as an Optional Income source. | |
| Guarantors Address Is Optional | This section mandates if an ADDRESS for a Guarantor is required or not | |
| Min Employment Duration | This section outlines previous employment information requirements. For example: If you require proof of employment but if they worked at their current job less than 2 months it will force previous Employment. | |
| Max. Number of Employments |
Leaning on the Min. Employment Duration, this specifies how many previous employment histories are requested. Example: If I had 6 jobs in the last 12 months, it would ask for the last 2 employers. |

This determines if the Address of the Employer is mandatory or optional. |
Step 5: Complete Miscellaneous tab

Miscellaneous Tab This tab will focus on some miscellaneous settings as they relate to application. |
Years To Forcing Previous Address | The system will automatically force and ask previous address if the applicant lived in their current address less than 3 years. |

| Current Address Is Optional | This determines if the question for their current address is optional. In the case above, it is not optional. | |
| Emergency Contacts Is Mandatory |
This determines if the question for Emergency Contacts is optional. In the case above, it is not optional. |

This determines how many emergency contacts are required. In the case above, it is 1. |

| Emergency Contact Address Is Optional |
This determines if the Emergency Contact Address is optional. In the case above, it is not optional. |

| Reference Source Is Mandatory |
This determines if the reference source (How did you hear about us) is optional. In the case above, it is not optional. |

| Unit Auto Reservation Time | This allows for an application to be automatically reserved for a determined amount of hours. During this time the unit will be off-market and not available for lease to anyone else. It is off if no time is specified. |
| Pets tab | Max Pets | This will allow you to specify how many pets can be included on an application. |
| Pet Restrictions | This will allow you to pre set certain restrictions for specified pet types ( IE. Reptile, cat) |
